From city permit to PG&E meter in Burlingame

  1. City permit. Building permits go through Community Development (Building Division), using eTRAKiT; panel upgrades of 400A or less can be applied for online by contractors.
  2. PG&E application. The new service, upgrade or disconnect is a separate application to PG&E. A complete package the first time is what keeps it moving.
  3. PG&E design and scheduling. PG&E assigns a job owner, designs the service and schedules its crews. This is where most jobs stall without follow-up.
  4. City final and release. PG&E will not start new gas or electric service until permits and final inspections are complete, and many cities forward the inspection result to PG&E directly. Confirm with the Building Division how your final reaches PG&E when you schedule it.
  5. Meter set. PG&E sets the meter and energizes once it has the release and its own work is done.

Burlingame rules that affect PG&E work

Demolition

Burlingame requires a letter from PG&E verifying that both the electric and gas services are disconnected, and the letter must accompany the demolition permit application. You cannot even apply until PG&E has done the work.

Energy code

The gas ban was rescinded on November 4, 2024. Ordinance 2032 required new single-family homes to beat the state energy standard by 9 points from March 18 through December 31, 2025; confirm what applies in 2026.

Questions Burlingame builders ask

Can I apply for a Burlingame demolition permit before PG&E disconnects?

No. The PG&E letter verifying both electric and gas are disconnected has to accompany the demolition permit application, so start the disconnect request first.

Can I pull a Burlingame panel upgrade permit online?

Contractors can apply online for panel upgrades of 400A or less. The PG&E side is a separate application.
